Who is responsible for a/c repairs?

I signed a bussiness lease. Regarding a/c says :" landlord is responsible for a/c maintanence in working conditions." Before I move to the location some one was working on the a/c . Landlord came to the store to check if a/c was working properly. The weather was cold so I could not tell the difference with a/c on or off he tested for less than a minute, he said it was ok. But he told me the timer was not working but that did not matter.


In May the weather was hot so turn on a/c did not work. I called landlord and someone fixed. After this,a got a letter from landlord that says :from now on you'll be responsible for any a/c repairs.


Is this accurate ? The land lord wants me to aknowlage this but I am confusue because what it says in the lease contract, This is an old building and I am assuming it is an old a/c unit I can not check it out because there is no acces to roof.Am I responsible for repairs . Thank you for any advice

Who is responsible for a/c repairs?
If the lease says the landlord is responsible for the repairs, then HE is responsible, not you. You should remind him of the lease. If he still wants you to pay for repairs, get a lawyer. If he don't want to be responsible for the repairs, he has to make a new lease saying that he is not responsible for the repairs.

Reply:Your best bet would be to consult an attorney. Have them read the lease and explain exactly what the landlord is responsible for.
